(Note 1) The Tokyo metropolitan area includes Tokyo, Saitama, Chiba, and Kanagawa prefecture.
(Note 2) “Real Property” means real property and leasehold of land. “Trust” means trust beneficiary right in trust of real estate and leasehold of land.
(Note 3) Floor Area is total floor area of a building as described in the land registry. In the case where an ancillary building is registered, the total floor area of the ancillary building is also included in it.
(Note 4) The average building age is a weighted average by acquisition price.
(Note 5) The acquisition price does not include miscellaneous expenses associated with the acquisition of the real property, etc. (real property sales brokerage fee, etc.) In addition, values of less than one million yen are cut from the acquisition prices.
(Note 6) The ratio is the percentage against the total acquisition value of the entire portfolio, regardless of the search conditions.
(Note 7) The PML value is the percentage of the expense in restoring an earthquake-struck building to pre-earthquake condition to the total replacement value(i.e., total expense incurred from an earthquake divided by replacement value of a building), when assuming a catastrophic earthquake that is likely to occur with a 10% probability over a span of 50 years(a 10% probability of an earthquake occurring in 50 years can be translated into an earthquake with a recurrence span of 475 years or one that might occur once in 475 years).
(Note 8) JRE transferred a part of land (137.01㎡) relevant to the Jingumae Media Square Building on October 30, 2009.
