Easy to Understand Explanation!

When the portfolio properties are held as is for years, the age of the buildings progresses, and thus the competitiveness will decline compared with newly built properties.
The absolute age of the buildings can be reversed by replacing properties, — disposing old properties and acquiring newer properties as replacement.
JRE has been transforming the portfolio to be more competitive by replacing the properties in it with newly built ones.
